The single most important question on a Sturgis whole-home remodel is where the line falls between cosmetic and structural, because that line is where the budget and the timeline actually live. A cosmetic remodel changes what you see: finishes, fixtures, cabinets, paint, flooring. A structural remodel changes what holds the house up and what runs through its guts: framing, foundation, the plumbing and electrical and HVAC systems buried in the walls. This is also why we build a real contingency into the price on any older Sturgis home, usually 12 to 18 percent, higher than we would on a newer build, because the walls of a century-old house always hold a surprise or two. The short-term-rental remodels run on a different clock but the same discipline. A Rally-income property has to be back online by spring for the early-bird August bookings, which means the loud demo and rough-in work happens over the winter shoulder, October through January, and the finish work lands in time to photograph the place fresh before listings go live. Bruce schedules the trades around that deadline the way he schedules everything: one contractor holding the whole sequence together, so the plumber does not show up before the framer is done and the tile does not get set on a floor that still has to move. Highly recommended for whole-home remodels. The dust, noise, daily access requirements, and trade sequencing make occupied whole-home remodels difficult for everyone. For phased remodels, you can stay in the home and shift between completed and active areas. We work out the living arrangements during the initial scope conversation.
How do you handle the scheduling of all the different trades?
We are a licensed general contractor. We schedule, coordinate, and supervise every trade: framers, plumbers, electricians, drywallers, tilers, cabinet installers, painters, and flooring crews, all in the right order. The homeowner deals with us and nobody else. This is the single biggest difference between a whole-home remodel run by a GC and one DIY-coordinated by a homeowner.
Can you preserve the original character of a historic Sturgis home?
Yes, and this is where Bruce’s 50 years of experience pays off. Historic-home remodels live and die by what gets saved versus what gets replaced.
