What Is an Accessory Dwelling Unit?
An accessory dwelling unit, or ADU, is a self-contained living space built on the same property as your primary residence. ADUs include their own kitchen, bathroom, living area, and separate entrance. They can be attached to your home as an addition, built above a garage, or constructed as a detached structure on your lot. In Rapid City and the surrounding Black Hills communities, ADUs are growing in popularity as homeowners discover their flexibility and income potential.
Bruce Miller has been building additions and self-contained living spaces throughout western South Dakota for decades. As a licensed general contractor with 50 years of hands-on experience, he handles every phase of ADU construction: site planning, foundation work, framing, plumbing, electrical, insulation, interior finish, and final inspection. You get a single point of contact managing the entire project from permit application through move-in day.
Whether you are looking to build a home addition with a separate entrance, convert existing space into an independent unit, or construct a brand-new detached dwelling, Black Hills Premier Interiors delivers ADUs built to the same quality standards as a full home remodel. Every unit is designed for comfort, code compliance, and lasting value.
What We Build
Types of ADUs We Build
Detached ADUs
A standalone structure built on your property, separate from the main house. Ideal for maximum privacy as a rental unit or guest house. Includes full kitchen, bathroom, and living space. Bruce handles site preparation, foundation, framing, and all utility connections from your existing services.
Attached ADUs
An addition built onto your existing home with a separate entrance and independent living facilities. This option maximizes your lot by extending your home’s footprint while maintaining clear separation between the primary residence and the ADU. Often the most cost-effective option since it shares a wall with the main house.
Garage Conversions
Transform an existing garage into a fully equipped living space. This approach reuses your existing structure, reducing foundation and framing costs while adding plumbing, electrical, insulation, and interior finishes to create a comfortable, code-compliant dwelling unit. Perfect for homeowners who want an ADU without building new.
Benefits
Why Build an ADU in Rapid City?
Rapid City is experiencing steady growth, and housing demand continues to rise across the Black Hills region. An accessory dwelling unit adds tangible value to your property while solving real housing needs. Here are the most common reasons our clients invest in ADU construction.
Rental Income
A well-built ADU in the Rapid City area can generate consistent monthly rental income. With housing demand outpacing supply across western South Dakota, a quality dwelling unit on your property is an asset that pays for itself over time. Long-term tenants, short-term visitors during Sturgis Rally season, or traveling professionals working at Ellsworth Air Force Base all create rental opportunities.
Multigenerational Living
Keep aging parents close while preserving everyone’s independence. An ADU with its own kitchen, bathroom, and entrance gives family members a private living space steps from the main house. Bruce can incorporate accessibility features like wider doorways, zero-threshold entries, and grab bars to accommodate changing mobility needs.
Home Office or Studio
Remote work is here to stay. A detached ADU provides a quiet, professional workspace separated from the distractions of your main home. Plumbed for a bathroom, wired for high-speed internet, and insulated against Black Hills winters, your office ADU is a permanent upgrade to your work-from-home setup.
Property Value
ADUs increase your property’s assessed value and appeal to future buyers. A home with a finished, permitted ADU stands out in the Rapid City real estate market. Buyers see the income potential, the flexibility, and the quality of a professionally constructed secondary dwelling. It is an investment that adds value whether you rent it out, use it for family, or eventually sell the property.
Our Process
Our ADU Construction Process
Site Assessment & Planning
Bruce visits your property to evaluate lot size, setback requirements, utility access, and soil conditions. He discusses your goals, budget, and timeline, then provides a detailed plan outlining the ADU type, size, layout, and projected cost.
Design & Permits
We finalize floor plans, material selections, and specifications. Bruce coordinates permit applications with the city of Rapid City, ensuring your ADU meets all building codes, zoning requirements, and utility regulations.
Foundation & Framing
Once permits are approved, construction begins with site preparation, foundation work, and structural framing tailored to Black Hills soil conditions.
Systems & Envelope
Plumbing, electrical, and HVAC systems are roughed in and inspected. The building envelope is completed with insulation, weather barriers, roofing, siding, and windows.
Interior Finish & Inspection
Drywall, flooring, trim, cabinetry, fixtures, and paint are completed. Kitchen and bathroom finishes are installed, and final inspections are scheduled. Bruce walks through the completed ADU with you before handing over the keys.
